Screening
Is this a hard pull on the applicant's credit?

No. It's a soft inquiry with no impact on the applicant's score, and results arrive in minutes.

What's included in one screening credit?

TransUnion credit report and score, bank-verified income, ID verification and fraud checks, household and guarantor scoring with a TDS affordability check, and an adverse-action notice if you decline. $29.99 — or $24.00/screen in a Pack-5, $19.50/screen in a Pack-10.

Who pays for the screening?

Your choice: you pay $29.99, or the applicant pays $39.99 and your screening cost is $0.

What about students or newcomers with no credit history?

Add a guarantor. Guarantor income counts at an 80% haircut with a 650 credit floor, scored into one household file.

What happens when we decline someone?

An adverse-action notice is generated and sent automatically, and the decision is documented: consent ledger plus an append-only audit log. Screening data is auto-purged on a retention schedule.

Rent collection
We already run a property-management system.

Keep it — we run alongside. CSV/XLSX import maps your headers automatically, and the ledger exports to your GL.

My tenants pay by e-Transfer.

Move the ones you want to pre-authorized debit at $5.00 per door per month, per cleared debit. A door with no debit that month costs $0, and manual payments coexist.

How does the money flow — and what happens on an NSF?

By pre-authorized debit, from the tenant's bank to your designated account, settled within eight business days — committed in writing. A failed debit is reversed and flagged, the retry sweep re-runs it, and arrears reminders go out automatically.

Rent reporting
We don't want to report tenants negatively.

Tenants enrol themselves, consent-first. They're warned about any late mark, with a cure window to fix it. You are not the furnisher, and you never choose a mark.

Which bureau do you report to?

Credit-bureau reporting has not started yet. We are working through a Canadian credit bureau's evaluation and onboarding process, and reporting will activate when that process completes. Every verified month you build now — including months recorded before activation — is included when reporting begins. We will email you the day your reporting is active.

What does the tenant get for $5.00/month?

On-time rent verified against their bank and recorded to credit-bureau standard, a rent-history vault holding up to 24 months, a verified proof-of-rent letter, and an annual rent-receipt PDF. Past rent: up to 12 months backfilled for a one-time $39.

Guarantee
What does the guarantee cover, and what does it cost?

Twelve months of rent up to $60,000, plus $2,000 legal. Claims: acknowledged within 5 business days, decided within 15 days of a complete file, paid within 30 days of approval. 4.9% annual prepay / 5.5% monthly, landlord-paid. Eligibility, exclusions, and the backing schedule come attached to your proposal.

Platform & security
Where is my data hosted?

The United States — AWS us-west-2 (Oregon), operated for us by Supabase. Our privacy policy discloses the cross-border processing — which is what makes it lawful under PIPEDA — and lists every subprocessor. Sensitive identifiers are envelope-encrypted at rest.

What integrations do you support?

Plaid for bank verification, Stripe for payments, TransUnion for credit — plus CSV/XLSX import with automatic header mapping and GL export.

Commercials
What are the contract terms?

Platform plans are 12-month prepaid, auto-renewing, with 30 days’ notice and no penalty. Your data is exportable during the term and for 30 days after.

What's the $995 Founding reservation for?

It isn't a fee — it's the first money on your account. It comes off your first invoice, and whatever's left sits as credit against everything else we bill. It doesn't expire while you're a customer — and if you don't take the seat, you get it back.
